就近原则，顾名思义，就是以近处的主语为主。在There be 句型中出现两个及以上的主语时，Be动词的选择就应该以较接近的主语为主。There be句型的就近原则是There be句型中be动词的单复数形式由后面挨近的一项的单复数决定。

如：There is a pen,two books and many pencils on the desk.在本句中尽管有钢笔、书和铅笔，但是由于离be动词最近的一项是单数a pen，因此，be动词用单数is。

又如：有一本书和三只猫.there is a book and three cats.反过来，有三只猫和一本书.there are three cats and a book.

当名词在be动词前，要整体考虑；当名词在be动词后，则要采取就近原则。

就近原则是中国爱考的东西，这个规则本来就有反规则，在使用上其实有很多时候都可以不遵守，因为可以有不同的理解。
比如这个教科书里，可以把a sink 和 a refrigerater看做厨房的整体配置，而这个整体配置是复数（由two pieces组成），所有主谓一致就用了复数谓语形式。
和疑问句和非谓语并没有关系。

应该是因为这两个句子是疑问句。然后有两个物体。a sink and a refrigerator物体有两个。所以应该是负数。用are。上面的是单个物体a sofa。所以应该是单数。用is。
